Beat the heat: how to keep your AC in tip-top condition this summer
There’s nothing worse in Dubai than faulty air conditioning.
Throw open the windows, switch on electric fans, kick off the bed sheets – try as you might, nothing else will lower the temperature to a level with which you’re comfortable – and it’s frustrating.
So, what can you do to prevent your AC system packing up, usually at the height of summer when you need it most? A great deal according to Leonie Jyrwa, owner of Yellow Hammer Technical Services, one of Oryx World Property Representation’s key partners.
“One of the most common air conditioning problems is blocked drain trays,” she says. “This is due to AC systems not being serviced frequently.
“Sometimes there will be a leak or problem with the thermostat so you should have your system regularly inspected,” she adds.
Regular inspections are key, of course, with maintenance teams able to identify a whole host of aggravating problems – leaks included. They can also check for contactor/capacitor problems in the outside unit and a faulty actuator, the motor responsible for controlling the air conditioning mechanism, which can often break down if poor quality parts have been used.
Soiled air filters can cause airflow issues, too, and, for this reason, you should roll up your sleeves and regularly clean your filters.
If you’d prefer not to get your hands dirty, call Oryx World Property Representation, who, with the help of Yellow Hammer Technical Services, will ensure these issues never bother you or your tenants again.
Jennie Strachan, Oryx World Property Representation Manager, says, “We strongly recommend that you enroll in a regular maintenance programme to ensure that these common air conditioning ailments are picked up before they become a nuisance. Failure to do so could spell headaches in the months to come.”
According to Oryx World Property Representation, Dubai’s most common air conditioning problems are:
- Blocked drain trays
- Faulty actuator
- Low refrigerant
- Faulty thermostat
- Defective external fan
